Buying A Home

     Owning a home is part of the American Dream. It means big tax breaks, a piece of land to call your own, and possibly appreciation in the home's value as the years go by. Purchasing a home is not difficult, but you will have to commit some time (possibly a lot of time, depending on your needs), energy and money to the process. Plan to spend every weekend looking at houses or condos for a while. If the process seems daunting, don't despair. The Davis Team will be there to help you, selecting homes that suit your needs and budget. Our experienced Realtors and brokers will assist you every step of the way. And in the end, you will have a home to call your own!

The Process of Buying A Home / Businesses / Other Properties

Finding a Home is not easy but The Davis Team can and will help you find the perfect home as long as it takes.  The Davis Team Agents work with the Buyers Needs and show multiple properties anywhere in the Greater Houston Areas / Clear Lake Areas. 

The Process:

1.  Find an Agent / Broker (The Davis Team, RE/MAX Space Center)

2.  Tell us the Type of Property you are interested in buying 

3.  Tell us the Price Range

4.  Tell us everything that you would like to have in the House / Property, you can use the Buyers Check List to Help you in the process of Buying.

5.  After Understanding the Needs of the buyer and the type of the property a buyer is looking for, The Davis Team can better perform its tasks in finding the perfect property.  The more information we have the better we can serve your needs.

6.  The Davis Team will Show any type of property, as many as possible, and as long as it takes, in the Greater Houston Areas, Texas until the buyer(s) are satisfied and find the Perfect Home / Propertie(s).  

7.  Before We (The Davis Team) can show any type of properties and after understanding the buyers needs and concerns, all you have to do is give The Davis Team, the Right to Represent you (The Buyer) in purchasing the property.  See IABS and BTRA #8.

8.  Discuss the FORMS:   IABS (Information About Brokerage Services)  and  BTRA (Buyer Tenant / Representation Agreement).  

9.  The BTRA will give us the right to represent the Buyer(s) in any type of property that a Buyer is Purchasing and The Davis Team can Negotiate and do all the necessary paperwork to close the deals.  We can then show you the Homes / Properties which will fit all the criterias and needs which then will be the perfect Home. 

10.  After we Show the Buyer(s) Multiple Properties and Find all the Properties that meet the criterias, we can and will help the Buyer(s) select the Best one.

11.  After Selecting the Property, The Davis Team will do an Extensive Market Analysis which can Determine the Market Value of that particular property.  All Actives, Solds, Pendings, etc.  The Analysis will benefit the buyer(s) in making an offer on the subject property.

12.  The next step would be is to put the offer on paper and submit it to the other Realtor / Broker who represents the Seller(s).  The Forms for Submitting an offer with the Buyer(s) initials and signatures is One To Four Family Residential Contract.

13.  After Submitting the Offer we will wait for the Response and other documents to come in with the response, for example the most important document is the SELLERS DISCLOSURE NOTICE.  The Sellers Disclosure will tell us everything that the Seller(s) know about the property, good or bad, right or wrong, etc.

14.  After Recieving the Counter-offer from the Seller(s) The Davis Team will Make sure that all the necessary documents requested and that are needed, are present.  Example of some of the things to look for are as follows.  Price, Terms, Closing Date, Option Period / Feasibility period Dates, Surveys, Home Warranty, etc. 

15.  Once the offer has been negotiated and all the terms and conditions have been met, the Contract will be submitted along with the Earnest Money Check to the Title Company.  The Title Company will open a Title which ensures the safety of the Earnest Money.  The Title Company is like an Insurance Company.  They will do the closing of the property after all the propery and necessary paperwork has been completed. The Title Search will be done to ensure there are no Liens on the property and also the deed to the property is free and clear of any problems.  If there are any issues they would have to be sorted out before the closing takes place.

16.  After all research has been done and all the paperwork is ready and done, the property is ready to be closed.  Once the all the paperwork is signed by both the sellers and buyers then it will fund.
